How long will my house purchase take?
How long it will take from your offer being accepted until you can move in to your house will depend on a number of factors. The average process takes between 8-12 weeks.
It can be quicker or slower, depending on the parties in the chain and the complexity of your transaction. For example, if you are a first time buyer, purchasing a new build property with a mortgage in principle, it could take 8 – 12 weeks if the property is built.
However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer, and is difficult to estimate because depends on a number of variables, including for example whether the landlord has consented to the extension, but it could take between 3 and 6 months. In such a situation, additional charges would apply.
What are the key stages of buying a property?
The stages of buying property are:
1. Your offer is accepted and a solicitor is instructed
2. The buyer makes a mortgage application (if required)
3. Solicitor obtains contract pack from the buyers solicitor and raises pre-contract enquiries
4. Property searches are carried out
